CRI Property Management is an agent contracted to process applications and run credit for the property owner. There is no cost to the applicant for processing. If you are asked to pay cash for any reason, please contact CRI Property Management directly.

Per California Civil Code Section 1950.6, the landlord or property owner may charge you an application screening fee when you are applying to rent. This fee is collected by Appfolio, our third-party application processor, to cover the cost of obtaining information about you such as checking your personal references and obtaining your credit report. The application fee is $20 per adult, which is paid directly to Appfoilo. We do not accept cash for payment under any circumstance. If you are asked to pay cash for any reason, please contact CRI directly.

Rental Application

We appreciate your interest in our community! Please review the following information to guide you through our Appfolio application process:

Process & Guidelines

Application Fee:

• A $20 application screening fee is required per adult applicant, processed via AppFolio.

• This fee covers the cost of checking personal references and obtaining a credit report.

• We do not accept cash payments. If you are asked to pay cash, please contact CRI directly.

Filling Out Your Application:

• Print all information clearly.

• Complete every section to avoid delays in processing.

Required Documents:

• Social Security Card and Driver’s License or Government-issued ID for each applicant.

• Proof of income showing a combined income of at least three (3) times the rent:

• Three recent pay stubs, or

• Social Security/Disability award letter, or

• Three months of bank statements showing deposits/balances.

Rental History:

• Applicants must have a good standing rental history.

• Provide contact information for previous landlords for verification.

Pets:

• Provide details about the size, breed, and weight of pets.

• Pets must comply with property rules.

• Service animals are accommodated per California law.

RV Spaces:

• For RV space rentals, provide current vehicle registration and proof of insurance.

Parking:

• All vehicles must fit in the assigned parking space, if available.

Age-Restricted Communities:

• If applicable, you must meet the property’s age requirements.

No Evictions:

• Applicants must not have prior evictions on their record.

Co-Signer Consideration:

• If you have poor credit or no rental history, a co-signer may be considered.

• Co-signers must complete an application and provide all required documents.

• Co-signers must demonstrate the ability to meet financial obligations, with income of at least five (5) times the rent.

• Credit has to be at least 700, rental history, and debt will factor into approval. Co-signers may require an increased deposit of up to two (2) times the rent.

Approval and Move-In:

• Once approved, you will be responsible for paying the first month’s rent, security deposit, and any other fees in certified funds.

• Tenants must sign and agree to comply with all community rules and regulations.

Documents to Review:

• Request and review copies of the lease agreement, community rules, and all applicable disclosures before signing.
